    The Standard

    Seven pillars. A property meets all of them, or it is not Signature.

    I.Condition & Systems

    • Full property inspection prior to designation, repeated annually
    • Zero deferred maintenance items at time of designation
    • HVAC, water heater, roof, and appliances documented with age and service history
    • Written remediation plan for any flagged item; designation withheld until closed

    II.Photography & Representation

    • Professional photography throughout
    • Minimum 25 images, including one twilight exterior
    • Every listed room photographed
    • Re-shot every 24 months, or immediately after any material change to furnishings, layout, or finish
    • Listing photos must match current condition

    III.Amenity Floor

    Every Signature property meets all of the following.

    • Verified internet at 100 Mbps download minimum, speed-tested on site
    • Full kitchen: cookware, knives, coffee (drip and pour-over), full utensil set, dishwasher
    • Blackout window coverings in every bedroom
    • Dedicated workspace with task lighting and accessible power
    • Linens replaced every 6 months on a fixed cadence, not a condition-based one
    • Off-street parking, or documented reserved parking
    • Winter-ready: heat tested before each season, walkways maintained, entry lighting

    IV.Cleaning & Turnover

    • Checklist-verified turnover with photo documentation on every departure
    • Photos reviewed, not merely collected
    • Random inspection of one turnover per property per quarter
    • A failed inspection is cured before the next arrival

    V.Guest Experience

    • 15-minute response commitment, 7:00 a.m. to 10:00 p.m. Mountain Time
    • Local guide curated for that specific property
    • Named point of contact in the same time zone
    • Documented after-hours escalation path

    VI.Sustained Performance

    • Minimum sustained 4.8 rating across booking platforms
    • Minimum 10 reviews before designation is granted
    • Rolling 12-month window, reviewed quarterly

    VII.Licensing & Compliance

    • Property in good standing with all applicable Sheridan and Wyoming requirements
    • Required permits current and on file
    • Insurance verified

    Removal

    A property can lose Signature designation.

    Grounds: a sustained rating below 4.8 for two consecutive quarters; a failed inspection not cured within 30 days; photography that is not representative and not re-shot within 60 days of notice; any lapse in permit, license, or insurance; an owner declining a required remediation.

    Process: written notice, a 30-day cure window (60 for photography), then removal. Removal is quiet.
